这个问题涉及到英语中的主谓一致，
主谓一致即谓语动词在人称和数上要和主语保持一致，主谓一致包括语法一致、意义一致和就近一致，语法一致即谓语动词在单复数形式上要和主语保持一致，意义一致就是谓语动词要和主语意义上的单复数保持一致，就近一致就是谓语动词要和靠近它的主语部分保持一致。
1、one of +复数名词+定语从句" 结构中的主谓一致
定语从句中谓语动词的单复数应由它修饰的先行词的数来决定.如：

This is one of the rooms that were damaged in the
fire.
这就是那次大火烧毁的房间之一.
2、the adj. one of +复数名词+定语从句" 结构中的主谓一致
This is the only one of the rooms that was damaged in the
fire.
这就是那次大火烧毁的唯一房间。
仔细品味第二句的意思，它表达的意思是房间中仅有一间被烧毁。如果把was换成were，则表示所有的房间都被烧毁了，这就与only相矛盾。
这就是上面所说的主谓一致当中意义一至。

这个问题需要死记一下。
one of ..., ...... 之一。后面接定语从句时一定修饰of后面的复数名词，也就是说这个复数名词是先行词。
当one前面有the或the only时，定语从句就一定修饰the （only）one，也就是说one是先行词。

这两个题目考察的是定语从句中的主谓一致的问题。通常谓语动词与先行词的数保持一致。比如第一句话中的boys做先行词，谓语用复数形式。但是当先行词前面有the only, the very,the first,the last 等限定结构时，谓语动词就要用单数。
（还有一种说法是如果the放在of的后面，就和of后面的名词保持一致；如果the 放在of 的前面，就和of前面的名词保持一致。希望对你有帮助）
